Terms and Conditions

Welcome to Nest Vacation Homes. We offer exceptional homes and memorable stays to the very best guests here in Isle of Palms, South Carolina. These Terms and Conditions form part of your rental agreement with Nest Vacation Homes and outline the policies that guide your stay. Our goal is to ensure your time in our Isle of Palms vacation rental is enjoyable, respectful, and worry-free from start to finish.

Introduction 

Nest Vacation Homes is dedicated to offering quality vacation accommodations and excellent service to our guests. We ask all guests to adhere to the following rental policies to ensure that both our guests and properties receive the highest level of care. Nest Vacation Homes acts as an agent on behalf of the homeowner of the property you will be renting in this agreement. This rental agreement will be made solely with the registered guest(s) you list in the agreement and may not be sublet or assigned to any other individual. 

Office Hours & Emergency Procedures 

We are open 7 days a week (excluding major holidays) from 9:00 AM to 5:00 PM. If you need assistance during these hours, please call 843-284-3267. For emergencies after hours, call 843-882-7863. 

Check-In & Check-Out 

Check-in time is 4:00 PM, allowing Nest Vacation Homes time to ensure the home is thoroughly cleaned and prepared for your arrival. Check-out time is 10:00 AM on your scheduled departure day to allow adequate time to ready the home for incoming guests. 

Weather Policy 

Nest Vacation Homes does not offer refunds for weather-related events, including but not limited to hurricanes, tropical storms, tornadoes, snowstorms, or other acts of nature. The inability to travel to the rental home due to weather conditions is not grounds for a full or partial refund. As such, we strongly recommend purchasing travel insurance. 

Travel Insurance 

If you purchased travel insurance from Generali along with your reservation and need to cancel, delay, or modify your trip for a covered reason, please notify Nest Vacation Homes immediately. We will assist in gathering the necessary information to support your claim with Generali. Reimbursements are issued directly by Generali, not by Nest Vacation Homes. Accidental Damage Waiver 

All guest reservations include an $89 Accidental Damage Waiver, which provides coverage for accidental damage to the property during your stay, up to $500. If the cost of damages exceeds this amount, the guest is responsible for the remaining balance, which will be charged to the credit card on file. To qualify for coverage, all damages must be reported to Nest Vacation Homes immediately during your stay. This waiver does not cover: 

  • Intentional damage 
  • Theft 
  • Excessive cleaning 

Events, Parties & Noise 

Events and parties are strictly prohibited. Outdoor music must be kept at a respectful volume at all times—if it can be heard by neighbors, it is too loud. 

The person signing this agreement is responsible for the actions of their entire group. Any violation may result in eviction without refund. At no time may the number of guests on the premises exceed the stated maximum occupancy. 

No Smoking 

All Nest Vacation Homes are non-smoking. Guests found smoking inside the property will be subject to immediate eviction, forfeiture of all payments, and a minimum cleaning fee of $500. Additional charges may apply based on the extent of damage. 

Access 

Authorized representatives of Nest Vacation Homes and its vendors have the right to access the property during your stay for repairs, inspections, or routine maintenance. Guests may not deny entry to landscapers, pool service, or maintenance personnel. 

Maximum Occupancy 

Each property has a clearly stated maximum occupancy limit, which must be strictly followed. Disruptive behavior or noise will not be tolerated. If the number of guests exceeds the allowed maximum, Nest Vacation Homes and/or local authorities may evict guests without refund. 

This rule exists to ensure guest safety and to comply with insurance, fire code, and local ordinances. Nest Vacation Homes reserves the right to inspect the property at any time during the stay. 

Credit Card Policy 

A valid credit card must be kept on file. By providing a card, the guest agrees to pay all charges related to the rental and assumes responsibility for any damages beyond normal wear and tear. Charges for such damages will be applied to the card on file. 

Payments, Cancellations & Refunds 

A 49% deposit is due at the time of booking. The remaining balance will be charged automatically 30 days before arrival. Full payment is due at the time of booking for reservations made within 30 days of arrival. We accept VISA, MasterCard, Discover, and American Express. 

For reservations of 20 nights or fewer: 

  • Cancellations made 60 or more days prior to arrival: full refund minus a 10% cancellation fee 
  • Cancellations within 60 days: all deposits are non-refundable 
  • Cancellations less than 30 days prior to arrival: non-refundable 
  • No refunds for early departures 

Third-party booking platform policies (e.g., Airbnb, Vrbo, Booking.com) will supersede Nest Vacation Homes’ policies, except for Nest's 10% cancellation fee which still applies. 

Pets 

Well-behaved dogs are allowed at designated dog-friendly homes. A non-refundable pet fee may be required. Dogs must not be left unattended and are not allowed on furniture. Guests are responsible for cleaning up after pets. 

No cats or other animals are allowed. If evidence of an undisclosed pet is found, a minimum fee of $1,000 will be charged for deep cleaning and restoration. Any pet-related damage is the guest’s responsibility and will be billed accordingly. 

Wi-Fi 

Nest Vacation Homes provides complimentary Wi-Fi and ensures the service is active and paid. However, we cannot guarantee uninterrupted access due to potential issues with service providers such as Comcast or AT&T. 

In case of outages, a temporary Wi-Fi hotspot may be provided. Hotspots are only suitable for basic tasks such as checking email and browsing. High-bandwidth activities such as streaming or gaming are not supported. 

Please note: 

  • Cable television is not provided 
  • Landline phone service is not available 

Indemnification, Waiver & Release 

Guests agree to indemnify and hold harmless the property owner and Nest Vacation Homes (the "Released Parties") from any liability, costs, or claims arising from injury, loss, or damages to guests or their property during the stay. 

This includes injury or illness of any kind suffered by guests or their invitees. Nest Vacation Homes accepts no responsibility or liability for such occurrences. This release is intended to be full and complete for all present and future claims.
